How much does it cost to decorate a house in 2025

At Paint The Town Green, we believe in complete transparency when it comes to pricing. That’s why we’ve developed a new online estimating tool to help you quickly gauge the likely cost of your project- whether it’s a single room or an entire house. Try it out here and get an instant idea of what to expect.

In the meantime, here’s a breakdown of the key factors that influence pricing, plus a real example of what it costs to decorate a five-bedroom Victorian house.

What are you looking to achieve?

The level of preparation required significantly impacts cost. A quick refresh for a rental property is far less labour-intensive than a full redecoration of large Edwardian house. More prep means more time, which increases the final cost.

How large is the property?

Size matters, but so does the scope of work. Painting walls and ceilings is typically quicker than woodwork, which requires more detailed preparation.

Bespoke joinery such as fitted wardrobes can also be time-consuming. In some cases, painting a single wardrobe takes longer than painting an entire room!

Specialist Finishes & Wallpaper

If you’re looking for something beyond standard paintwork, specialist finishes and wallpapering come at an additional cost.

To illustrate the difference these choices can make, here’s an example comparison of labour costs for a medium-sized bedroom. This excludes materials as wallpaper prices can vary significantly.

  • Wallpapering walls– Cost: £2200 +VAT
  • Limewash Walls Cost: £1600 + VAT
  • Emulsion walls - Cost £600 + VAT

Key Factors That Influence Pricing

Several variables contribute to the overall cost of painting and decorating

Client Care & Communication

How important is your experience during the process? Would you like to have a point of contact to discuss progress and any changes you might want to make, or are you happy to manage the team on-site yourself and deal with any issues as they arise?

Every PTTG project has a project manager assigned to provide the client with a single point of contact and to manage the team.

Preparation

Proper sanding and surface preparation ensure a long-lasting finish. It’s quicker not to do this but over time, paint that’s been painted over un-sanded surfaces will start to blister and peel, meaning that the work will need to be re-done.

Correct Base Coats & Products

Using correct primers extends the longevity of the work and ensures that new layers of paint stick to existing surfaces.

All PTTG estimates include all necessary preparation and primers etc to ensure a high-quality, long-lasting finish.

Materials

Has your decorator included the cost of material (paint etc.) in their quote or will this be added to the final bill? Will they get the paint, or are they expecting you to have it there ready for them?

Our estimates include a realistic budget for all necessary materials - even if you haven’t chosen your paint yet. We take care of sourcing and delivering everything needed for the job, so you can relax while we handle the rest.

Equipment

Has your decorator allowed for all necessary equipment or are they expecting to be able to use your hoover/ broom/ to stand on your chair to reach the high bits?!

We supply everything needed, from brushes to scaffolding.

Protection

Will your decorator take sufficient care to protect everything before starting work to ensure that no paint goes where it shouldn’t?

We use biodegradable dust sheets, floor coverings, and masking tape to safeguard furniture and floors.

We have a line item for this in our estimates for transparency and to ensure sufficient time is allocated for this so it’s done correctly.

Insurance

If something goes wrong, will your decorator be covered and able to afford the repair/ replacement costs?

Our fully insured team ensures peace of mind.

Access Requirements

Scaffolding or ladders may be needed for high ceilings or exteriors. See chair comment above!

Carrying out high exterior work from a ladder to save the cost of scaffolding can be a false economy. It can often mean the work takes longer (the ladder needs to be moved all the time) and that the work isn’t carried out to the highest standard (if the decorator is struggling to reach the area or fearing for their life!)

To provide an accurate quote, we recommend an initial consultation - sending images or videos of your space can help refine the estimate.
